Buying a home
Get ready for the home you want to buy.
Your budget, down payment and the property all matter. Choose the guidance that matches where you are in the purchase.

Home purchase mortgages
Work through your budget, documents and lender options, with a clear view of the steps from an accepted offer to closing.
Plan your home purchaseFirst-time home buyers
Understand what to prepare for your first purchase and which questions to ask before committing to a home.
Prepare for your first homeMortgage pre-approval
Review your borrowing position before you shop. Pre-approval is conditional, and the lender still needs to accept the property.
Understand pre-approvalNewcomer mortgages
Talk through income records, credit history and purchase preparation when you’re new to Canada. Eligibility depends on your circumstances.
Ask Samir about newcomer mortgages ↗Already a homeowner
Review what your mortgage needs to do now.
A renewal and a refinance solve different problems. Start with what you want to change.
Mortgage renewals & switching
Compare your lender’s renewal offer with other options. Review the rate, terms and costs of staying or switching before you sign.
Ask Samir about renewing ↗Mortgage refinancing
Assess replacing or restructuring your mortgage, including borrowing against available equity. Compare the costs, penalties and repayment impact.
Ask Samir about refinancing ↗Need more than a new rate? If you want to borrow additional funds or change the mortgage structure, raise that before treating the transaction as a straightforward renewal or switch.
Lender options
When a standard mortgage doesn’t fit.
A lender’s decision can depend on income, credit, the property and other criteria. Understand the available routes and their costs before deciding.
Alternative mortgages
Explore financing from alternative institutional lenders when mainstream requirements don’t fit. Documentation, pricing and renewal terms still need a careful review.
Ask Samir about alternative lending ↗Private mortgages
Assess privately funded mortgage options with attention to total fees, the term and a realistic repayment or exit plan. Private lending is different from institutional alternative lending.
Ask Samir about private mortgages ↗Being self-employed or new to Canada does not automatically mean you need alternative or private financing. Start with an assessment of your full situation.
Comparing your choices

Before you get in touch
You don’t have to know which mortgage to ask for.
Where should I start if I’m unsure?
Tell Samir what you’re hoping to do, whether you own a home now and any deadline you’re working towards. You can begin with a conversation before choosing a financing route.
What should I prepare for a conversation?
Have a general idea of your goal, purchase budget or current mortgage, income situation and timing. Ask how to provide documents before sending identification or financial records.
Will there be fees?
Fees depend on the lender, product and transaction. Ask which broker, lender and third-party costs apply, who pays them and when. Request a written breakdown before proceeding.
Does an enquiry or pre-approval guarantee financing?
No. An enquiry starts a discussion. Pre-approval is conditional, and final financing depends on lender requirements, the property and any outstanding conditions.
Your next step
Let’s talk about what you need your mortgage to do.
Share your plans and where you are in the process. We can work out what needs a closer look.
General information, not a mortgage commitment or a guarantee of approval. Financing availability, terms, fees and documentation depend on the borrower, property, lender and any insurer. Confirm suitability and applicable costs for your circumstances.
